Bhubaneswar, Jan 9: If you are buying land from a plotting scheme, check its Odisha Real Estate Regulatory Authority (ORERA) registration along with other documents.
In bid to bring transparency in realestate sector, the state government has included sale of plot under the provisions of Odisha Real Estate (Regulation and Development) Act, 2016, along with flats.
It is mandatory to get ORERA registration for sale of plots larger than 500 square metre and apartments having at least eight flats. However, blatant violation of the act has been found in plotting schemes. Land brokers in Bhubaneswar and other parts of the state are selling plots without ORERA registration and plan approval.
The ORERA had scrapped a land deal in Balianta area on the outskirts of Bhubaneswar city. The landowner had created around 20 sub-plots of about an acre of land without registering the bigger plot with ORERA and was selling them to multiple buyers.
